Closest comps are:SFH 1bd/1ba $65k (Condo) sold on 11/21/2013...on 0.2.miles from targetSFH 2bd/1ba $65k sold on 08/05/2013...0.7 miles from target propertySFH 2bd/1ba $120K sold on 12/30/2013...0.6 miles from target propertyMy 1st strategy is to flip to a rehabber who can convert to a 3bd/1ba or 3bd/2ba (recent comps range from $143K for a 3bd/1ba to $175K for a 3bd/2ba (on the same street).I don't have repair estimates yet but I'm thinking of offering the owner:65K (ARV) X 70% = $45.5 less whatever I can guestimate repairs to be which i have no clue about.

Here is what the house needs:all new drywall, plaster is falling off the ceilingall new kitchen- was ripped out to the studs by owner2 new full bathrooms - ripped out to studs by home ownernew carpet and flooring throughout the housePaint whole interiornew electrical service - current is a 80amp service with fabric wrapped romex and 2 prong outlest throughout the house.New HVACNew RoofBricks need repointed in several areasChimney needs repair - cap is about to fall off the houseroof over rear porch has either carpenter bees or termites and is full of rotted and split wood.Driveway is asphalt and may look ok with some carefront walk is half torn out, the halk that is closest to the house - about 25 - 30 feet of it.and of course it need some landscaping to make it look good from the street.My primary thought is to whole to another investor, but I did look into rentals in the area.
