I'm looking to house hack in college and will have enough money to do by the time I'm ready in about my 2nd or 3rd year with about 40k by then however with such a low income do you think there would be any hope getting financing if I have my parents cosign with me and they are decently well off being doctors.

If they did I would require documentation from a local to them doctor not an internet certificate.

Outside of low level admin jobs, I'd assume that all the doctors, nurses, etc make far more than 50k.

My wonderful step mother beat cancer 4 months ago, but now she has no lymph nodes and her doctor told her if she gets sick it might kill her.

You may have to work harder and think outside the box --be creative.I also assume that you are still single and no kids-- so you can live cheap for few years --no new fancy cars and no TGIFs --- Saying that --the best idea -- specially if there is no hope for job in your field in your area or if you dont want to do job -- you can stay on campus ( part time student ) or near campus --and live real cheap- and concentrate on doing some deals make cash --have a goal to have $50,000 liquid cash in three years --Next - Find Investors / Buyesr or Silent Partners first --that could be doctors, dentists, lawyers, your professors, advisors, parents, unlces, parents friends , other relatives, some rich students in your class -- Prepare a small business plan --strategy -- so you can explain and convince when you meet them.

I know where my doctor, insurance agent and my realtor live. 

Lots of incoming doctors from CC and University Hospital look for rentals there in the springtime.
