I would like to know according to your experience (in or outside US) which strategies are best for international real estate offerings: Do you use social media, do you pay for a certain internet real estate website, do you prefer newspaper or magazine print ads?

, books, or newspapers and would not want to work a 9-5. 

You may want to to place the following ad in no less than 20 news papers and on Craig's List:WANTED ALL REAL ESTATE houses and commercial - we are contractors and will buy your real estate in ANY CONDITION in any location and can pay all cash.

People were offering $99 move in packages and a free first months rent plus other incentives just to get apartments filled.So, look at the newspaper and other places where people post proeprties for rent.

The seller to me is telegraphing there's a problem in the park by his below market asking.  

.- Piled up newspapers is a good indicator of vacant- Boarded up windows is a good indicator of vacant- Neglected exterior could mean financial distress with an occupant (be it the homeowner or tenant living there)Good luck!

Often, their research is a perusal of the for sale ads in their local newspaper.  

I bumped it the day I read a newspaper article about a tenant's child recovering 3.8Mil because the hot water heater was set too high. 

The postings are public record through newspapers.

When in doubt ask yourself the following basic question, "How do you want to read about yourself in the newspaper the next day?"
