What I am now trying to do is refinance it so I can have my first property in my young portfolio.The facts: Tacoma, WA duplex. 

I also own in Seattle and we have properties in Tacoma but are now looking to the Kansas City area to invest.

That's where you're going to meet all the movers and shakers in your community, the title companies, the rehabbers, contractors, wholesalers, flippers, etc.

Tacoma for example requires a license and requires registration of each property.

This is costly for the constable, movers, and storage fees.I've worked with a particular attorney for a number of years and if you message me I can share his contact information if you'd like. 

If I show up on the date of the scheduled move-out inspection (with or without movers), can I be sued by the tenant who allegedly intends to stay beyond his lease? 

I would assume anywhere around Tacoma up to Everett there is a pretty strong market?  

@Alyssa Dyer Tacoma Wa, I live closer to Seattle which is incredibly expensive.

I just bought a new Tacoma after looking at used car prices for my vehicle it made little to no sense to buy used considering depreciation and resale.
