If this was unnecessary you lost postage, if you missed this step how frustrating would it be to have to give a deposit back to a tenant that owes money based on a technicality if they took you to court.  

My risk tolerance is higher than average but I get rewarded in the end (yes sometimes I spend unnecessary dollars on due diligence, sometimes I may limit the due diligence to win the offer and then negotiate EM if I end up walking, and sometimes it is something in between).

A reserve is unnecessary, but I still keep around $15,000 - $20,000 in my account.The point is, you should sit down and assess your personal finances to determine what the worst-case scenario may look like, how much you would need to cover it without impacting your life, and whether you will need to build a reserve. 

Fees are unnecessary additional work and will rarely cover damage if any.
