I used the blacklight to identify areas where the cats had sprayed the walls.

Parts of the beds are amost four feet between the lawn and the fence, so to get the new grass watered I'd either have to move the sprinkler heads too or adjust them so they spray on the fence.Is it worth replacing the edge beds with grass, or should I just accept that the tenants aren't going to maintain them and they'll likely be filled with weeds?

I have noticed , you can get cheaper sheet rock ($9 as to HD $12) cheaper Tiles / LVT, windows($100-$200 cheaper per big window) nails , PEX, plumbing, roofing material , electrical, ( wire,breakers,boxes,outlets etc), cabinets, fancy countertops , appliances, chalking stuff, HVAC, Ducting material, HD/ Lowes for carpet installation, vanities , toilets , doors, led bulbs, subpump material, cleaning material, , fans, spray painters, recessed lights.

I caught trespasser on camera twice coming up to my tenant's window in the front yard, with what appeared to be a spray can in hand, and pointing it at the window.

As a President of a HOA, we had an owner spray (which heats the unit up) to remove them after they determined they had them.
