While I agree with@Richard C.that the assisted living facilities are highly regulated and complex (I handled some of these claims when I was in claims, and have a friend in Los Angeles who is a caseworker for adult facilities), and the insurance for an assisted living, or any home health care type of facility is expensive, because you not only have the common General Liability issues, but you also have the Physical/Sexual Abuse liability issues...and other insurance issues too.However, from a strictly property perspective, you can be the owner of the facility and simply provide the property for the facility, and those who operate it would be responsible for the insurance required to run their business from the property you own.

You know that you're going to need these components at some point to enhance your business, and if you've got one or the other in front of you, jump on it.And look at it like this: A website is a means of advertising yourself.

LLC has no relevance to whether you are taxed or not (you are regardless of whether you have an LLC or not), in the same sense nor does an LLC enhance or increase any of your deductions.He has to have your social likely to report your gross rents, you will offset that by your expenses when you report the rental activity on your income tax filings.

I would develop a relationship and work on it with them to enhance any chances of keeping them as tenants.

I see the arena and the complex as self-sufficient and a professional team (whether NHL or NBA) would just enhance that area.

Upside is that any given improvement in NOI at these cap rates creates a bigger lever to enhance value, w/ the risk being that cap rates go back up before you sell.
