I'm knee deep in an lengthy rehab on my first BRRRR deal ever, in Sellersville, Bucks County PA.The project started in late February, DAYS before the pandemic came around.

I knew I was fine from a legal standpoint well before I even sent them out because I had a very lengthy discussion about it at my last continuing education class that was taught by a broker who is also an investor.

With that being said any purchases of properties that require permits for renovations right now will probably have to wait a while as no one at SDCI is working right now due to covid19.. not to mention permit wait times can be very lengthy due to so much building activity in the past few years.

My insurance and mortgage lender wrote a lengthy letter to them that they will not allow me to purchase the home.

(Disclaimer: I have not yet used his service and receive no compensation for mentioning it...)You could create your own low-end version of this system by having your calls go into a voicemail with a lengthy explanation of what you do, so the people who leave messages are probably really motivated.But guys, this is a people business.  

Maybe it's worth asking them what development scenarios could be built "by-right" vs what would require a potentially lengthy entitlements/permitting process, what roadblocks or delays you could potentially run into in any of the development scenarios, whether they have any sense of timelines and costs associated with any special requirements for any of the development scenarios, and if there are any tricky requirements brought about by pursuing any of the scenarios.
