I was pointed to Bigger Pockets by my real estate agent, after expressing interest in learning more about real estate investing.I just finished BP Podcast Show 91: Getting Started as a Real Estate Wholesaler with Ben Grise and was amazed at how similar my situation is to Ben's.

An acquaintance has expressed an interest.

I just sent my first round of letters out on Saturday and this was the first response I received:Hello Jabari,I received your letter expressing your interest in purchasing my property at the above address.I just finished spending $20,000 in renovations.

Cap Rate is simply Net Operating Income (annualized) divided by acquisition cost, expressed as a percentage. 

I am wondering a few things:1)  Any advice for cold calling the developer and expressing interest in making an offer?

Will prepare my questions and dive in :) Right now I am working on translating the RULES - 2% and 50% - to the German context, as rents here are usually expressed as gross rent PLUS operating expenses that can be billed to the tenants...

I used Real Estate Express to get my license here in FL, I liked the format and found it easy to understand and learn what was needed to pass the test.
