@Nova Dear I would look into Shelter like @Joseph Konney mentions - Shelter insurance has phenomenal service, definitely one of the better carriers I've worked with.

Never had a problem, and I think it definitely increases your bookings.

There are definitely some key points to consider with this though such as Income Verification, References, Terms and Conditions that I would recommend having.

If its a shop local to the area and is not backed by a big hedge fund, you can definitely do some creative deals. 

Here are some tips on doing comps when you do them:1. use the same bed count, go up or down a half bath2. start at a 1/2 mile radius from your target house (expand 1/2 mile each time to get more comps)3. start at 3 months back (expand 3 months more each time to get more comps) I'll definitely use these tactics once I have access to the MLS.

I’ll definitely be more assertive with this strategy, as it's important for us to stand out positively among the competition by offering a high-quality service that really makes a difference. 

I really did consider Austin, but the median home price has skyrocketed so much that it was hard to get them in there, but they would have definitely cracked the top 20.

It definitely is easier without kids. 

My current priority is focusing on the local real estate market here in Texas, but I'll definitely keep your recommendation in mind and reach out when I'm ready to expand.

Definitely no Inland Empire (Riverside, Corona, Moreno Valley) at this time, maybe in the future at later deals.
