Another thing I think is very important is learning what homes sold for 10, 20, 30 years ago as well as what rental rates have been historically and where they are now (Side note is that I'm working on doing this and haven't found a really good way to find this data yet).

I get all the above responses...re appraisals and what goes into them...I guess I was asking from the perspective of how accurate is the sales data as it relates to actual sales that they show?

Good morning BP.I am trying to find out if there is a way to get select data out of the MLS system and into a data table such as Microsoft Excel.For instance, if I specify all Single Family units in zip code 77042 between $100,000 and $150,000 I want to get all listing in the MLS meeting that criteria into a spreadsheet that I created.I am trying to do this so that I am not tethered to the MLS and I will be able to review the listings even when not online.Thanks.

I paid the mortgage off years ago but do have an equity loan and line of credit on it in my name.I am looking to find a good group to work with and partner with as i begin, and my goal is in 3-5 years to be able to match my monthly net income, although i have no idea how it will all work so thats very tentative.I do know in the end i would like to have a net income that will allow me to leave my day job or be able to supplant it if for some reason it were lost. i am really driven to succeed at this.
