Mandy, since August 1st is on your door step I would find an already existing church and rent space from them.I like the idea of a church because most of them are still struggling post COVID and could use the extra income and probably won’t kill you on rent.I would set up meetings with pastors and get face to face with them and communicate your needs.If they don’t have space, they usually would know of one who would.

(Not easy to do without experience I know) but that's where education comes into play.Finding motivated sellers, being able to communicate effectively, problem solving, understanding of market values, and an understanding of rehab cost.

They could be a bit more clear on their methods etc. and they are already offering 2 weeks free etc. to entice tenants.The listing on the website is pretty terrible if I'm being honest.
