The closest I came up with was an empty 4-plex that was humongous and **might** rent for 2% if I could find the right tenants (it was still a crappy area though).I personally don't want to deal with the type of tenants that these 2% properties attract, so I started looking in the good areas for buildings that are under-rented.

(Quads are not too common here) The closest, (and I know it's not the same), comp is a decent two family (side by side), 2 bed / 1 bath each 2,300sq ft, $4K taxes, for $125K ask. should also rent at $750/side.My AGI is a little higher due to some ancillary income.I'd love to get the numbers that you show on the quads.Thanks for the feedback, looks like I might be stretching on this one.

I was looking into this a few years ago, and apparently the only thing available is the RPOA (rental property owners association), which is pretty big, and the closest thing to a REIA we seem to have.I wouldn't let this slow you down though.

I found an obituary for her and it listed some close family members and the closest I could find still living was Nephew/Niece.- I was able to also find a court case for her from the probate office.
