Anyway, this is all "cart before the horse" because we can't see your numbers. 

So i've jumped back up on my horse and I'm going to ride out again on another journey but with the same mission.

Being in Massachusetts instead of say, Texas, horse properties are very few and far between - especially with 10 acres this close to Boston.As you might expect, there are no good comps.3 other big name brokerages have listed the property and have failed to sell it - each with about 200 days on market.  

That ___ could be buy-and-hold, house-hack, flip, fix-and-flip, etc.Anyway, time to get off of my high horse...Still, it sounds like you're at the point where financing is what's staring at you and preventing you from going over the edge.

Not to beat a dead horse here, but it's no secret that Houston (and all of Texas) is growing and growing fast.

We have a half acre on a corner lot and we're planning on demolishing the old horse stable (the parcel used to be much larger) and running plumbing, electrical, etc. 

Does this horse have a few more years left in her?

Here's my 3 cents from the horse's mouth, as I am an investor as well as an agent:"What types of questions are good questions?" 

From what i can see the numbers start looking good at sub 7 GRM. but yes horses for courses when it comes to real deal. 

You can always generate a little extra money by boarding a horse or 2, and you can have a garden etc.
