Relief from a financial burden?

In my experience (I have done a lot of subject to deals) that the biggest motivating factor for a seller to do a subject to deal is debt relief.

Good idea on the first floor, too, but sometimes you can have escape routes for the bulk of the water such as the access hole for the pressure relief valve pipe, piped into a crawl space.
