I plan to BRRRR, so I can recycle the funds through multiple properties -- paying cash initially for each so I can keep the velocity high (and closing costs low).

Your "Entitlement" can be recycled infinite times by refinancing the property into conventional, then reusing the VA loan. 

If you get involved in the real estate brokerage business, it will dilute your your time and divert your true motivation....that of getting rich in the real estate business.They are my thoughts.........

Would have to be a complete teardown, recycle and take away, no recent land comps.

I did some research on envelopes etc and found a recycled envelop that costs less than most standard, and because its brown I think it gets more attention.  

Your time frame to recycle the full 50K investment is doable.

NorCal voters are never excited to divert more of the water found up here to SoCal.  

Unfortunately, I kind of got away from that a bit, but definitely plan on becoming more disciplined with it.I had an unexpected trip to Europe come up in August that I diverted some of my savings toward right at the same time I was moving from Chicago to LA.
