Goodwill, Salvation Army (my personal fave!)

I went into the Army, then tech school afterwards, so no degree for me.

In my area - anecdotal to be sure - there's virtually no empty retail except in a rough area or a building that's dilapidated and badly in need of renovations, and even those tend to become Salvation Armys or "Title Loan Here" operations.

I was in the Army and did 4.5 years.

Selective responses could get you in hot water with the Fair Housing Police and there is an active army of secret shoppers trying to entrap you with discriminatory activity.

Start with the end value of the buildings or lots and work backwards.Next check with the city or county to determine if you can do what you want to do and what is required for all zoning approvals and the time frame,Ask if you have to install curb, gutter, sidewalks, street signs, street lighting or any other special requirements.Are there any specific street design requirements, DOT requirements, permits or traffic studies.DWQ, Army Corp or any other environmental requirements or permits.General permit fees, proffers, water/sewer tap fees and the process of setting taps and connecting.

When my wife and I talked about moving there, our friend who did flood modeling for the army corp of enginners strongly suggested not moving there—the flooding from Harvey should not be considered a freak occurrence but rather something that will occur regularly (every 25 years or so).I am not making a prediction just some additional food for thought.

So a few Army buddies and I each chipped in 10k each to buy rental properties under an LLC.

I thought the problem was resolved but then I received a letter from the Army Corps of Engineers that they want access to my 2 houses in the area (to the yard only).I called them and as I suspected the main problem is on the streets to the west of my rentals, but they are testing a wide area to be on the safe side, so now I'm swept up in this.
