In my area - anecdotal to be sure - there's virtually no empty retail except in a rough area or a building that's dilapidated and badly in need of renovations, and even those tend to become Salvation Armys or "Title Loan Here" operations.

When my wife and I talked about moving there, our friend who did flood modeling for the army corp of enginners strongly suggested not moving there—the flooding from Harvey should not be considered a freak occurrence but rather something that will occur regularly (every 25 years or so).I am not making a prediction just some additional food for thought.

I thought the problem was resolved but then I received a letter from the Army Corps of Engineers that they want access to my 2 houses in the area (to the yard only).I called them and as I suspected the main problem is on the streets to the west of my rentals, but they are testing a wide area to be on the safe side, so now I'm swept up in this.
