Land Park is a beautiful area.  95864 is another pretty solid area, you have the McMansions, Garden of the Gods, but then these is another area that you have to be very careful of in that zipcode.  

For personal and logistical reasons (i.e. work, social, and school), we're primarily interested in the following neighborhoods: Greenpoint, Williamsburg, Bushwick (bordering Williamsburg), Crown Heights, Prospect Heights, and Prospect Lefferts Gardens.

Flatbush seemed like it would be a logical extension of the Prospect Lefferts Garden boom, but for some reason people flocked to Bushwick / Bed-Stuy instead.
