Rezoning from SF40 to MF40

Although you may be able to get great information from the local jurisdiction and its written development plans and ordinances, it will be the will of the people - either directly in neighborhood town hall meetings focused on such issues - or indirectly through their elected or appointed officials involved in the (again, political) process (planning commission and county commission or city council meeting for the purpose of considering such proposals) of coming to a decision on your proposal for a use different than what already exists. This is not a bad thing - the same emotions that drive neighborhood positions also drive care of existing properties - and thus, their and your land values.A land-use practitioner may be a great ally throughout this process - ask around among others who have navigated these waters and interview the most likely of their suggestions to find one sympathetic to your cause and not antagonistic to the political powers-that-be.

Is anyone else interested in the luxury homes market?

As you may already know, the luxury home market isn't as greatly effected with the sub-prime mortgage meltdown, as most of the buyers of luxury homes have the necessary capital to purchase. In addition, with the strength of the euro and the pound against the US dollar, now is a great time for the British and others from abroad to invest in US luxury homes. There are many other reasons to explore opportunities in this market too!

Does anyone know if Australia market is investable?

I found it’s very expensive to trade properties in the market, the property manager charges 13%+ and there’re thousands of council fees annually and the labour cost to maintain the property is huge.

Try looking at the townships north and west of Duluth. there's opportunities there for STR's without the Duluth city council taking the hotel money to shut you down.

Please allow me to clarify why we like to meet our investors face to face prior to adding them to our distribution list.I agree with you in the fact that "explain how our contracts work" was a poor choice of words because in no way are we trying to offer you any sort of legal advice or council.
