@Liz Cole  yup seeing a lot of that and I know its not popular to go against the establishment but I simply do not agree with that pod cast and book.. it worked for the author since he is a real estate professional with a lot of connections.. but its just another form of Guru trying to preach it to those with NO experience .. like its a piece of cake.. really risky.. like I said.. but I realize they need to sell books and pod casts..

I'm currently in the middle of structuring an owner finance deal and after tackling that last issue, this one feels like a cake walk!

And the total and utter disgust I've been feeling at politicians, organizations, and some of the general public being so flippant as to tell rental property owners they can't evict has just added another layer to the ugly cake for me.It's galling that for years politicians have grossly undercut affordable housing programs, but suddenly expect us to become de-facto charities against our will. 

The Seller does't care, since most of the time, the sale price has a hefty margin in it above acquisition, rehab and holding that any rental payments are simply icing on a triple chocolate fudge cake with ice cream.Clearly, this pool has much of the same characteristics.

Probably not.And with all the new projects coming along, as well as increased traffic, @Jimmy O'Connor I can really see this place taking off down the road and then seeing my assets shoot up.Now I know that you shouldn't ever bank on appreciation to make a good deal, but it would be awesome icing on the cake you know.
