I am in the global trade of fruits and vegetables.  

The East Side with neighborhoods like College Hill, Hope, Blackstone and Fox Point are great- safe, vibrant and hip.

The areas surrounding Wayne State University are most definitely vibrant, even when they don't always seem that way from an outside perspective.

., definitely don't plan on more than 50% of gross rent qualifying as net rental income), global credit limitation -- and eventual cutoff -- on you as a borrower, more discomfort on their part as you amass more units, etc.

If i had to narrow it down I would for the east coast Miami-Dade is popular and vibrant for quality of life, and on the west coast st. pete / tampa bay are great markets.
