At some point you have to pull the trigger instead of continuing to spend on education.

How do overcome a possible objection to the buyer (sale) that its a possibility to the DOS clause could trigger and there could be problems?  

Yes you can do off comps, but personally, i don't have the confidence to pull the trigger without significant exposure.

Would you recommend a partnership in my situation or do you have any advice for people who are ready to do it, but just afraid to pull the trigger because they know they don't know enough yet?

While it may seem as though there are no opportunities, I can assure you there are, you just need to keep an open mind on how to make it work and don't pull the trigger 'just to get in'.

I know am ready to pull the trigger but cash money is holding me back.

They become so afraid of making a mistake or of losing money that they never pull the trigger.

Again, this may or may not make the lender aware the borrower has sold the property and may trigger their right to call the loan due in full.  

Yet to pull the trigger on the first...Eventually though I am looking to build a portfolio of multi family units to buy and hold for rental income.

Have yet to pull the trigger on the first property but have done a lot of analysis and have financing lined up so i'm ready!
