My most recent purchase was a fourplex for $275k (off the MLS, btw) in April which had rents under $3k a month; since then I've moved everyone's rent up to $900 a unit, and while there were a few gripes and complaints, everyone signed the new lease and stayed on.In other words, if you have a decent job, a few thousand dollars in the bank, and aren't afraid to roll up your sleeves, you can make a decent amount of money over a fairly short time span.

As someone who deals with pool equipment failures, and landscaping water leaks and keeping a gas BBQ spic and span for every guest, I would highly recommend looking into condos and townhouses over SFRs.With the HOA taking care of the pool and the grounds, and with a good STR cleaning service (I can recommend one) you could manage this from afar and potentially skip paying a management company to do it for you.

Average commission rate, Im using whats average in my MLS system, which is the largest in the country spanning multiple metro areas, so Im sure there could be variance there.But theres no way I can figure out how the average at EXP can possibly be higher.
