The building is an original duplex built in 1924.Kitchens, baths, floors (hardwood, one bedroom carpeted) were updated/refinished in the early 2001 - kitchen and baths were done well, doesn't feel dated;Plumbing and electrical has been updated.

With that said all of my subs were different.My floor guy required 50% up front, 50% when done for refinishing HW.My plumber required nothing until the job is 100% done, and even then sometimes seemed shocked when I paid him right away.My electrician didn't ask for payment until the end.My carpenter would charge for materials and a bit of labor up front.

Everything is in good shape, but it’s incredibly 80’s. 4 br 3 bath 2500 sq ft worth with all of these things needed to be addressed: popcorn ceilings removed, new carpet in half, refinish hardwood in the rest, new interior doors, new closet doors, interior paint in the whole thing.

Shiva,A couple things to consider; Installation costs & maintenance for upkeep and repair Noise ( certain types of flooring are extremely loud)Real hardwood -one of the more expensive options -installation is time consuming as it has to be nailed down and then sanded/finished -biggest benefit in my opinion is that if your floors get trashed at some point you can always sand them down and re finish them Vinyl Flooring -cheaper than real hardwood -easier to install ( you can either glue it down or float it) - takes abuse fairly well especially moisture -while you can’t refinish vinyl if you float the flooring it’s very easy to pull it up and replace
