French drain is a lot of work and you need to haul dirt out, add rock and tube. 

@Daniel Dietz Agreed, Kohler showed up in my You Tube feed and I have been hooked ever since.  

We just had the home inspection and there are a lot of major things wrong with it - needs a new roof, new windows, has rotting support posts, asbestos, knob and tube wiring, needs new septic.

It's not up to code because outside stuff is supposed to be in that round metal tubing (forgot what it's called) so that it doesn't get exposed to the elements or eaten by mice.

However I have a suspicion that the property may still be fully knob and tube but won't know for sure until the inspection is done.

Its amazing how much it helps saving... tenant now think 2 x if he is going to call or do himself ( before i even had tenant calling to clean a clog drain on tube).

Have had termites go up the walls and hang their tubes down from the ceiling.
