You have to realize that investors are going to lend to someone that has a great deal, great vision and who they will trust as a person.

I am in need of expert advice because it’s difficult having a big idea in the face of every adversity or people who can’t see the vision.

What vision do they have for the property, etc? 

Not all people have visions on how much potential a rental has after the rehabilitation stage.  

What I can bring to the table is vision, passion, heart, ability to multi task, work ethic and the willingness to learn.Also looking for local meetings or groups of BP members to meet with any information on this?

A family typically buys for lifestyle and vision.

So with that said, 1.) you can invest wherever it makes sense and live where you want, 2.) develop a vision, criteria, objectives and then take action, be flexible, and repeat and adjust as necessary.
