It is a good thought process to undergo early--about deciding on your key strategy (to buy hold versus flip)..... and the flip versus buy and hold does tend to entail different goals and philosophies and even skill sets.

Though I did plan on managing myself for a little while just to get a feel for what all it entailed as I knew I would appreciate PM once I had experienced it myself.I love the idea of the 2-4 unit and living in one as that was actually the plan here in Youngstown for one of my units, though it didn't actually happen.

I screen better, I care for the maintenance better and deal with people better too.True, I only have the one 6-plex, but it's 120 miles and 2hrs one way to get there and I STILL assert, I'm a better manager than any PM every day to doom's day.Must be true, as past tenants are still referring prospects to me.IMO, the idea that any tenant will suffice in filling a vacancy is doing harm to all parties.
