It was a forclosure and needed a little work...did the big stuff the first month then  I rented out rooms like roommate situation (but didn't live there but could come and go) for the first 8 months to complete the minor renovations and decorating etc.  

Or, if buyer chooses to assume solar lease, seller will provide decorative allowance for home upgrades.

My wife enjoys decorating the house for the seasons.She listens to me talk about commercial real estate investments and development and is interested but likes doing her own stuff.There are teams out there that both love real estate and other partners who find joy and currency in many other different things.I celebrate the differences as it is another unique angle in life to experience and enjoy.The big question is if your girlfriend is okay with having 3 tenants living next door to her?

You could also just paint over them and put something decorative inside as a quick fix if you decide not to fix them. 

It has gas heat, the Fireplace is now "Decorative".

It's a definitely an overwhelming process - picking the right furnitures, decorating the space, stuffing the house, etc.

Pick nice colors for the pillows, rugs, bedspreads, decor items and art work so that the room is not boring.   

When I redid my own yard, I don't think I even spent 3k for a FULL overhaul including 2 dozen roses, 2 dozen shrubs, a small patch of lawn, several creeping vines, a completely new irrigation system, path lights, spotlights, removing about 4 ton of decorative rock and replacing it with another 6 ton of rock and river stones for my front and back yard (desert landscaping), along with the usual trimming and pruning.Of course, I'm sure that KC has larger lots than Vegas but you're just cleaning up.
