Hi all,I'm doing an analysis on a 30k SF retail strip center and wanted to ask how much PSF do you typically budget for: - leasing commissions (property is 90% occupied as of now)-capx / reservesAnd lastly, do you typically pass the property management fees through the cam so the tenants pay for it or is it an owner expense?

Asked 2-3 other contractors I know and got different responses but all seemed to revolve around the pricing going much higher because they would be pulling permits for the entire job- not just a part of the rehab.Obviously, this will cut into my profit.

The lease structured such that landlord has no responsibilities for property level expenses such as taxes, insurance , or CAM/maintenance costs and the tenant will manage the property/pay the expenses themselves.
