Once the Trustee sale goes, if it doesn't sell, then the bank owns it.I'm sure if this isn't quite accurate, others will correct.

If you intentional hide the fact that you might never close (it does happen) and that you are taking their money but not accurately representing yourself as a landlord you are in trouble.Best to be sure you have closed and then take money for screening and other such things.

Theorectically any time you buy or sell a house you could be involved with a lawsuit, but to say oh don't buy houses because you could end up in court if so and so happens just is not practical advice.I have never heard of someone refusing to sell when there is an option, and not that it isn't something to process, but to conclude that sandwich options are a VERY RISKY investment because of this possibility seems kind of unfounded.There are risks involved with all investments and adequately and accurately assessing those risks versus the rewards is key to success in any endeavor.

you have to have an accurate rehab estimate, and the total (purchase+ rehab+ holding/marketing) has to be figured relative to a reasonable sales price.

Its hard to gamble with downtown right now when there is some very strong potential just in the normal market.And when you state that the current projects are doing fairly, if not very, well, I think that is very relative also.
