However, if you don't much cash to begin with, then maybe it's best to make some cash now and divert some of that cash towards your long-term wealth-building endeavors.

Most importantly come up with a plan and don't divert like building a new car..... plenty of time for nice things while you are pulling in major money in RE investing.
