I don't think it's a good idea to get involved in another person's mess unless:A) You know what the mess is, andB) You know how to fix it.If both of those are true, then you can probably make money fixing the mess.

This is the type of deal that can get messy and go wrong if you and seller are not on the same terms.

Worst case scenario it gets very messy. 

The places are in good structural condition, but the units are messy and need some updates in the future (new flooring, cleaning, paint jobs, and a couple new bath tubs), its in a low income area.

Even if a buyer does not want a wood stove, it's probably not a detractor.That being said, if there's any chance that you'll have issues with an inspector, it might be easier to get it out now, so make sure of this before an inspector finds something wrong with it right before closing and everything gets messy.

That would just get messy.

Messy situation, one of the reason why I never rent to people I know personally.

As is typical with old-school landlords, the units are all on month-to-month rent and way below market value (rents range from 600-800 dollars)The people that live in the units are poor quality tenants: many of them smoke in doors and the building smells like crap, they are very messy and I imagine they are hard to deal with based on my understanding of low rent tenants.I have been unable to enter any of the apartments themselves because they are all occupied, but I am just going to go off the assumption that all four units will need a complete renovation.
