Currently, I am analyzing small multifamily properties in Elizabeth, NJ (particularly northern Elizabeth where the neighborhood is a bit nicer), and striving to house hack by living in one of the units and renting the others. 

And 5+ generally more CF than SFH or 4plex, but sometimes less appreciation potential, depending on circumstances..Thanks for the shout-out @Elizabeth C. , and will be making some big announcements about the Summit in Nov shortly!
