By no means I am being over sympathetic.... this is a business.... but it is kind of tough to do business the right way when it is visually clear others are not.

Though I am a visual and hands on learner, I wanted some basic idea before jumping in.

He obviously couldn't climb up on the roof, but he did the arms-length visual inspection and pointed out the repairs he recommended (one roof had architectural and was in decent shape but the other was just 3-tab and needed replaced.

Now, putting that all into one property blocks you in it until a "liquidity" event happens, aka, sell the property later.If you know builder friends who and/or you have skills to quickly visually estimate what $$ takes to put in a distressed property, you might find the following vehicle very lucrative: I know a Broker friend of mine in San Mateo, CA who is pooling investor $$ together to finance 90 day buy-fix-flip houses in the San Fran Bay Area.

Being that, pay for a property what it is worth to you, not what it might be worth to someone else (unless you're flipping it to that guy, lol)Being in competition with bigger investors can be hard to visualize, with them paying so much....but their holding costs may be alot less than yours.

You will also see where your networking has paid offer by using people you trust for various parts of the deal ex: agents, investors, title companies, inspectors, appraisers, warranty companies, and you may even line up the new buyer with your networking.Creating a plan and putting it in writing is a very powerful visual aid.

The BP platform is great however, I am a visual learner; actual deals.

I read the report and it was just a visual inspection with multiple areas being marked off as obstructed or inaccessible.
