As a side note, I just found a fantastic mortgage loan officer with GEM Mortgage Alan World who is an investor himself, and knows all the ins and outs of cash out refi versus home equity loans in my state.

Occasionally you'll find a gem....and there are of course all kinds of exceptions.There is money to be made, but it takes a fair amount of time, effort, and there is of course risk.

There are often gems hidden in the "over the counter" or leftover liens, but it may take some effort to sort through the junk.Good luck.

Not only that...but within a couple hours add these: Rte 66, 4 Corners, Anastazi Ruins, Antelope Canyon, Horseshoe Bend, Lake Powell, Lake Mead, Hoover Dam,  Monument Valley, Petrified National Park, Sedona, Railroad Tours, and even a short day trip to Southern Utah.One of the most hidden gem areas in the country.....
