I would say it is my own mindset of being more focused on investing full time versus sitting on the sidelines due to my own fears of jumping in is why I fell I just dabble in real estate investing.

I don't want to mess up what I have planned for next year, but also don't want to stay on the sideline. 

My top three:RICH Club (For Education)Lifestyles (Networking)Quest IRA (for the money)Like all meet-ups, you'll have to sift through the sideliners and get to the workers but overall if you truly network you can get everything you need from these groups.

Mark, I was stopped by fear for many years sitting on the sidelines dreaming of jumping in.

I am curious to see responses to your post as I am conflicted about how much of my own capital I want to use on an investment property as I don't want to throw every dollar I have in the deal and have little reserves on the sideline.

I could keep enough on the sideline for modest down payments.

Don't play the sideline game and over think everything and never take action steps.

Or do you receive a full-time income doing something else and real estate is clearly a sideline?

It's time for me to get of the side lines and participate in Bigger Pockets as many have advocated.
