Since the landlord didn't lose any rent and there were no damages, I can't see any way this would hold up.If your lease is the standard TAR lease (I'm guessing it's not), there is a clause which deals with early termination.

It is much easier to let real estate pay for real estate.Here is the concept: buy 2 properties, then hold until you have 50% equity, then sell one to pay off the other.

Selling (1031 exchanging) our high equity family owned properties is the best (really only) option that we have for funding our share of new purchases right now and with each new purchase, we are buying nicer and usually larger units in better neighborhoods so I'm trying to improve the quality of our family owned holdings in addition to growing a new business with our new partner.

Once you confirm the condition and your numbers look good, you should open escrow with a title company so they can start their process (you should let them know you'll be assigning the contract, so they hold off on the lien search until you have a buyer in place) and focus on marketing the contract to potential investors in your area.There’s a lot more to cover, so feel free to reach out, and we can jump on a quick call.
