Tell her if it isn't removed by X day, that it will be stored in a pod on the driveway and it will cost her $X per day in addition to the fee for the pod storage unit and the movers to put it into the pod. 

When the loan mod was agreed to (you mention the 2nd is re-performing), hopefully, the investor who owned the loan at that time required the payor to sign a limited power of attorney (LPOA) granting authorization for the senior lien holder to share information with the junior lien holder.

Do you know of a good BP pod episode for this specific situation? 

Will take it from approximately 90 hp to around 500 hp after a the swap and some engine/turbo mods.

I do know the basic pros and cons but am trying to figure out why more investors aren't doing mod/pp.
