Plus, I won't have this year's taxes done until 2nd quarter of 2017, hence why I am looking for a portfolio lender.Also, I would like to go this route in order to avoid the mortgage cap limit once I get to that point.Here are some basic stats on me and you tell me what you think my best options are:- 810 FICO with several mortgages on record, all paid on time since 2012- Bank balance fluctuates from $100k - $160k each month, so plenty of cash on hand and reserves and saving roughly $10k/month net- $90k business line of credit with 0 balance but ready to use (3.99% from Wells Fargo)- $45k net income 2015 on taxes, 2016 on track for over $100kThank you for looking into this!

You may be able to make more eventually if it appreciates, but many people found out the hard way that markets fluctuate, so if you're not planning on moving back and not used to being a landlord or dealing with unexpected turnovers/evictions, I'd sell unless I was sure it would cash-flow with management in place.

This is a much more stressful environment for the piping with the extreme temperature fluctuations and the piping has been used in Europe for domestic hot and cold water systems for at least that long.

Still good to understand the % ROI as well but you can be more confident in just a number if you stay in a similarly priced market most of the time.But if you fluctuate markets definitely use a minimum % return you want to have each time.

I don't understand if this is for a residential rental- no 1099, or a commercial rental tied to the realtors business- yes 1099.I would just call the realtor and tell them that this parking space was for a residential space and as such you would not issue a W9.Personally, I would take the 1099 in a heart beat- The very nature of a 1099 means they fluctuated from year to year- just make sure to report it.
