You may be able to make more eventually if it appreciates, but many people found out the hard way that markets fluctuate, so if you're not planning on moving back and not used to being a landlord or dealing with unexpected turnovers/evictions, I'd sell unless I was sure it would cash-flow with management in place.

This is a much more stressful environment for the piping with the extreme temperature fluctuations and the piping has been used in Europe for domestic hot and cold water systems for at least that long.

Still good to understand the % ROI as well but you can be more confident in just a number if you stay in a similarly priced market most of the time.But if you fluctuate markets definitely use a minimum % return you want to have each time.

I don't understand if this is for a residential rental- no 1099, or a commercial rental tied to the realtors business- yes 1099.I would just call the realtor and tell them that this parking space was for a residential space and as such you would not issue a W9.Personally, I would take the 1099 in a heart beat- The very nature of a 1099 means they fluctuated from year to year- just make sure to report it.

Gain experience, etc……I was chatting with a lender last week about construction loans and found that some handle permanent too, also that a commercial line of credit will keep my credit score from fluctuating should I decide to sell?
