Do you listen to you Id, your conscious and at what dollar amount do you draw the lines, where does temptation win?

At least the environmental consulting company we own (Masek Consulting Services, Inc., now in our 26th year) is getting quite a bit of work at properties where old buildings will be replaced by new apartments.    

Our legal counsel recommended that we have inspector do Environmental Phase I and Property Assessment test (hazard materials such as asbestos, mold, or lead paint) on the property based on the boilerplate disclaimers in the purchase and sales agreement.

Once the Market Analysis or BPO is completed you will be able to determine if the project is feasible-  and if it is, then you and your Project team can complete the Predevelopment Phase that will include architectural drawings, site plan, elevations, construction estimates, soils and environmental testing, just to  list a few. 

Could be environmental clean up issues, zoning, covenants (dedicated to green space etc) located on a floodway or swamp, irregular shape or landlocked making unbuildable, etc.

(this obviously excludes any environmental /personal concerns).

First thing with a body shop is ENVIRONMENTAL.

Studies and surveys had all been completed 15 years ago when a second project was initially planned, I would be able to contact the surveyors and environmental consultants that worked with our land in the past. 

I can't stand covering up the problem, and it weighs on my conscious that someone down the line will see it and go "that Rick... he @#$@ed us. " Ozone generator is relatively safe depending on output quantity.

After over a month of waiting for appraisals, environmental assessments, inspections by city, etc we are two days from closing on a 6-unit building about an hour and a half outside Philadelphia.
