what i would do is if i was you is i would do a Subject-to,  but actually him claim to "rent it out" to you so that way the va can see he has been relieved of financial responsibility enabling him to get him his new loan as long as he can qualify for the va loan again.

With each "daisy" making money along the way, it means that all of those referral fees, wholesale/assignment profits, and expensive retail repair/upgrade costs will inevitably come out of your pocket.And you reckon a subsequent Lender appraisal of such a (turnkey) "deal" might enable you to refi all/most of your outlay back into your pocket again?
