Most of the "desired" neighborhoods is from the middle CoA - downtown-  then goes north to Marietta, Alpharetta, Dunwoody, ...Commute thru Atl from northside neighborhoods to CP is a suicide mission ( I live in downtown and work in CP)CP has been named the most dangerous place in GA, but last week CP has been nominated into " Final Four" of "Curbed Atl Cup" .

The yard is part of your curb appeal as you noted two viewings before signing. 

Just keep in mind that while curb appeal will help to sell a house faster and possibly attract higher offers, it generally won't affect the actual value.

But the properties are in strong areas with great curb appeal with increasing rents.

You either use the eviction crew on the list or have your own people there to put the stuff on the curb.

I the case of a pool, the answer is no.To answer specifically what the value add is in dollars for each item is impossible, however, the best place to spend money to improve value above and beyond the costs of the value add are in kitchens, baths, cosmetics (paint, carpet/tile, cabinets, electrical and plumbing fixtures) and curb appeal (landscaping).Other value adds can be moving and adding walls for better floor plans, adding square footage, adding beds/baths, adding amenities.

I've got ideas for the yard and interior but what can I do to add some curb appeal to the structure and keep with the charm and style?

You can scrimp and save here and there on materials but in the end the installation is nearly the same so I like to go with "nice".Curb appeal is important but that doesn't mean expensive landscaping.

That is the cash value.So if you step off a curb and get hit by a bus tomorrow, that one year term policy covers the risk for the insurance company.

Zero curb appeal.
