Why people don't spell out a complete word is beyond me.Cold calling people in foreclosure and telling them you can help them, without knowing the laws, is a quick recipe for a disaster and possible civil/criminal penalties, depending on what state you do that in.

What you can do, but the law prohibits it now in Washington and is now a criminal offense (felony) in Washington is approach someone who is in pre-foreclosure and offer to buy their property.

I would say we had close to 100 candidates respond to the ads, ~15 show up to the open houses (but maybe another 5-10 that stated they still wanted to see it but had not made it to either open house), 2 submitted applications but only one not withdrawn, resulting in one hopefully great, long-term tenant (non-smoking, meet our income requirements, 7 years in their current unit, right reason listed for wanting to move (they want a yard for their 2 children and our rent is virtually the same as they are currently paying but now they will have to pay water (been Just over $100/month)), good employment history, no criminal history in their background check - they seem like a very good tenant but time will decide).Good luck

If you have an evictable offense, put it back on the tenant to step up they're game and get the sibling out as opposed to their likely lame attempt of asking them.
