I just wanted to mention an option if the rental was in that type of area.For context,  I am legal, a naturalized US Citizen, Army Veteran,  spent over 20 years in public service, and pay a load of taxes.

I have armies of paid trolls in Belarus, Macedonia, Paraguay, and the Philippines refreshing my competition's listings 24/7 while I sit at my mahogany desk petting my fluffy 40 pound cat and counting my money.

Huge NASA space station, enormous army base, major government contractors, and associated businesses in the aerospace industry are centered here.

ARM is not the preference esp if the rate is about to adjust or would result in a loss of cash flow potential.

It’s a higher end house in an HOA, backing up to Army Corps of Engineers land off of a lake, good condition overall, 16 years old, has been a rental the past 3 years.That’s the background, here’s the question: the entryway tile has a crack in it, which in Texas implies foundation shifting - not for sure, but common.

But in any other country, 2 years ARM is normal hence in another country, seeing people losing their homes after the gov. rate spike is normal.However, this gives an opportunity to an "opportunistic" funds to buy down those debts at a massive discount, it's just the debt holder of low rate/MF investors would be wiped out.

I was in the Army and stationed in Fort Benning and Stewart (your neck of the woods.)I live in California now but still invest in your area.

We believe that the Salvation Army has helped so much in our community and we wouldn't want to impact any of the positive already done.Nonetheless, The building on X Ave is not being used and will require a significant investment to bring it to an acceptable condition to our standards while we keep offering affordable housing to our community.
