I'm thinking a 1.5x security deposit, plus $20 / mo /pet.When new tenant Bob moves out in a couple of years, are the floor scratches from Fido going to be damages, or just normal wear and tear that I can't with hold from the deposit?

I'm looking to start i) buying rentals, and ii) doing real estate wholesaling in the United States but I'm a bit stuck on getting the initial US/Can structure set up.I've heard many conflicting ideas, including some people saying I can't bypass the withholding tax with an ITIN and some people saying yes, different entity structures, etc.I have a few questions for anyone who would be kind enough to answer!

And withholding any payment just because something doesn't look right at the client's eyes is not a reason to do so, I'd say client and contractor should resolve this if it's within the scope, if yes, fix it, if not, pay it.
