The one piece of advice I have is don't sit on the sidelines too long, learn as much as you can...run numbers on anything that you think might work (try the BP calculators, they are awesome) and practice, practice then buy something!

My strategy, and this is just me, is to keep looking for deals because if the numbers work out it doesn't matter if its an up or down market. of course buy low and sell high is better but for how long are you willing to stand on the side line?

I think it depends on how quick you think you can find a deal, and how fast the market is moving where you're at.When the market is increasing quickly, I don't like to be waiting on the sidelines for cash when there are good deals available, and then kicking myself in the a** later..
