These major issues tend to happen more often also on low income rentals because the renters generally care less for the properties as well.How many months at $100 profit to replace a roof, furnace, AC, repaint, recarpert etc.

They will move in together and run a property down or move in for a short period of time and try to pay a too high rent only to have the investor spending funds to clean and repaint before the next renter.

I recently bought a small condo and there is someplace to decorate a little bit before listing for renting.I'm thinking change a range and range hood, mirror in the bathroom, and re-painting the bathtub, maybe also the cabinets. 

For the price, I'll re-paint, not try to match what's there.

Just kicking around ideas to really add value here that an appraiser would really like.Some other things I thought of - a) Touch up some fading paint on the alum sidingb) Repaint the metal sheds (there are 2) in the backyardc) Put a wooden fence in front of any front-facing chain link fencing to increase curb appeal

Knowing how to use a paint sprayer and clean it is a great skill for that considering all the full house repaints that will be needed.  

The investors that can buy the whole block or sections of the city, repaint over the graffiti, do well with the cashflow and will eventually win the war.

We were told because we work another job and that had income that exceeded $150,000, we can't deduct any expenses (all my travel, complete repainting, upgrade TVs, replace washer etc for our short term rental) are not reportable on our taxes. 

I'd much rather have to repaint some walls than to deal with urine stains on carpet/hardwood, chewed baseboard and cabinets, and clawed doors and walls.

It was awful, but we tore out the drywall in one bathroom and repainted the entire interior including the ceilings in oil based paints, which take about 2-3 days to dry.
