Add something similar to this to your lease:The Tenant covenants that he/she will not allow refuse, garbage or other loose or objectionable material to accumulate in or about the house and/or yard of the said properties and will at all times keep the said premises in clean and wholesome condition.At that point it becomes a fairly generic notice of breach, detailing section number, timeline to remedy, & consequences if non-compliant.

I can't promote myself a FL Mortgage Broker on this site, so instead, if I were you, I'd look for something like a Stated Income ALT investor loan in the mid to upper 4% to lower 5% range on a jumbo loan at 75% ltv on a 10/10 arm, 300/240, no escrows and no PPP.And remember, use other people's money to make money!
