I always love meeting local investors, agents, and other professionals in the scene to learn as much as possible!

It's hard to compete in the STR scene, I was working to solicit to a different cliental to stand out amongst the rest.

Also, the university has a great party scene. 40s at 4!

Initial forays into the local real estate scene reveal promising results.

Because we paid more at the foreclosure auction than was owed on the mortgage, the tenant was able to collect those excess funds from the county and afford to pay rent - which was considerably more than what his previous mortgage was.Just to set the scene - the tenant had 5 cats, and 10 litter boxes that had not been changed in years.  

Maybe this is happening behind the scenes and I shouldn’t be mentioning it on here, if so I apologize.

This industry can come off very much a "guilty until proven innocent" scene.

Rents tend to run ~ $1/sqft.Conversely, the STR scene feeds off the other facet of the greater Pensacola rental market: tourism.

Oh the lessons...lol  I'm forever grateful I did as I learned so much behind the scenes that I wouldn't have seen otherwise.
